We have three self catering homes:
Greenbank View which is a first floor apartment
sleeping 4/5
Greenbank Cottage, a semi detached cottage sleeping 6/7
Underbank,
a comfy and secluded one room studio apartment sleeping 1/2.
We are open all year round many of our "regulars" preferring to enjoy the Lake
District at quieter times of the year. As long as you bring the right clothes,
there is plenty to do whatever the weather, and you are assured of a warm, cosy
home to return to, even in the middle of winter. Weekly charges range from £240
- £720.
Greenbank View (English Tourism Council 4 star award)
A striking and individual first floor apartment at the heart of which is a large open plan living area incorporating a sitting area with 3 big sofas, TV and video and a huge stove; a well equipped fitted oak kitchen with a range of floor and wall units, fridge/freezer, microwave, conventional cooker and hob and breakfast bar; and a dining area overlooking garden and neighbouring grazing land.
There are two bedrooms, one of which is a double with king sized bed, the other a twin. In addition there is a gallery with a chair-bed which is suitable for occasional use. The shower room has a "family size" shower and also houses an automatic washing machine and tumble dryer.
Throughout the apartment there are 4 large rooflights which contribute to the airy bright feel even at darker times of the year. Enjoy the night sky from your bed, no street light pollution to mar your view (although we have fitted black out blinds for use if needed). The apartment is decorated with a wealth of original paintings and weavings by local artists and craftsmen.

Greenbank Cottage (English Tourism Council 4 star award and Accessible Scheme Grading).
A well appointed and very comfortable home with living/dining room, separate well equipped kitchen, downstairs shower and utility room (with walk in shower, grab rails and shower seat, loo and wash basin again with grab rails), downstairs twin bedroom. Upstairs are two further bedrooms (one twin, one double), and an additional small room for use either for a cot or occasional bed which can be provided on request. A bathroom with both bath and separate shower completes the accommodation within the cottage.

Underbank
(English Tourism Council - 4 Star award).
A spacious and well equipped one room studio
with windows on two sides, ideal for a couple or a holidaymaker
travelling
alone. Within the open plan living area are twin beds, two
seriously comfy chairs, TV and Video, dining table and a
range of kitchen units including a full size built in cooker
and hob and fridge with freezer compartment. There is electric
heating.
A passageway leads to a shower room with large fully tiled
walk in shower. A washer and dryer are also situated in this
room.
Your "backdoor" leads to a small patio style garden
area......securely fenced for the safety of your canine

Facilities
Each home has ample parking by the front door, private garden, bedlinen and
towels provided (beds made up ready for your arrival), electric underblankets,
cot and high chair available (please request at time of booking), fuel for
the stove available at cost on site, T.V. video and radio, a wide range of
books, maps and guides, washing machine, tumble dryer, outside clothes line
and for the
canine companions throws for the sofas that they WILL want to sit on, "on holiday" identity
tags to fix on their collars, spare collars and leads, outside tap with hosepipe
to wash the mud off, drying towels and a drink ready out for their arrival! Greenbank
Cottage and Greenbank View both have private telephone lines, mobile phone reception
at the house is patchy except for Vodafone.....which is excellent.

Terms and Conditions
- Reservations are held for 7 days pending the arrival of a
33% deposit in confirmation of your booking.
- Balances are due 6 weeks before your arrival day.
- If the balance is not received, the deposit will be forfeit
and we will be entitled to re-let the property.
- We recommend that you have travel and cancellation insurance. If you need to cancel we will attempt to re-let, if we are unable to do so, no refund will be payable.
If we are able to re-let, a refund will be payable minus £25 administration charge.
- In
the event of our being unable, for any reason, to honour
your booking, our liability will be restricted
to repayment
of the deposit/balance received from you.
- Please arrange with your vet for your dogs to be "Frontlined" 2 weeks before your arrival.
- We expect
all properties, and their gardens, to be left in a clean
and tidy condition on your departure.
- If the condition
you leave the property in results in additional cleaning
time, over and above what
is customary, you will be
sent a charge both for the additional time
involved and for any necessary specialist cleaning of
soft furnishings.
- If, on your departure, it is apparent
that you have been smoking, charges for additional cleaning,
especially
of soft furnishings,
will be sent on to you.
- If furnishings, fixtures
or fittings are damaged during your stay, you will be
liable for their
repair or replacement.
- We do not accept liability for any damage, loss or injury to any member of your party or any vehicle or possessions anywhere on our property during your stay
